Kansas has witnessed a considerable slowdown in land auctions. Yet, those on the market have attracted attention, notably from local property owners and investors from other regions.
In a recent auction, 562 acres of Marshall County farmland were divided into six tracts. Tracts 1 and 2, totaling 326 acres near the Little Blue River, sold at an impressive average of $15,043 per acre. These lacked irrigation but held senior water rights. Meanwhile, Tract 3, 53 acres, fetched $12,146 per acre.
Tract 4 offered a blend of pasture and hunting land and went for $3,400 per acre. The fifth tract, a ranch-style home built in 1961 on 7 acres, was bought for $265,000. Lastly, Tract 6, 71 acres of cropland along Highway 9, commanded a price of $16,178 per acre. Midwest Land & Home managed this sale on behalf of Pishney Four LLC.
Switching to Cheyenne County, 240 acres were auctioned on July 27. This land boasted 363 acres of cropland and 228 acres of pasture. The property's attraction wasn't just the land; it lay in an area known for oil exploration, and the buyer gained all mineral rights.
Tract 1, 159 acres, sold for $2,300 per acre, and Tract 2, 78 acres, went for $3,400 per acre. Farm & Ranch Realty facilitated this sale for SKR Land LLC.
