Farmland values across the United States continued their upward trend in 2026, according to new data released by the U.S. Department of Agriculture.
The report showed that average farm real estate value increased to $4,500 per acre. This figure includes both land and farm buildings and reflects a 3.4% increase from the previous year.
The average value of cropland reached $6,020 per acre, setting up a new national milestone. Pastureland values also rose to $2,000 per acre. While both categories increased, the pace of growth was slightly slower than recorded in 2025.
The USDA data highlights the long-term strength of agricultural land. Since 2022, average cropland values have gained more than 21% nationwide.
The Corn Belt remained one of the strongest farmland regions. Iowa reported average cropland values of $10,700 per acre, while Illinois and Ohio both surpassed $10,000 per acre. Growth was also seen across the Northern Plains and other major agricultural states.
Farmland values remained firm despite challenges facing farmers, including fluctuating commodity prices, rising input costs, labor shortages, and trade concerns. Agricultural lenders and market observers noted that land values are often driven by long-term confidence in farming and agriculture.
Another factor supporting the market was the limited availability of farmland for sale. At the same time, farmers and ranchers continued to be primary buyers, helping maintain strong demand.
USDA also released 2026 cash rent figures. Average cropland cash rent was $160 per acre nationally, a slight decline from the previous year. Irrigated cropland rents held steady at $244 per acre.
California recorded the highest average cropland cash rent at $331 per acre. Other leading states include Hawaii, Iowa, Illinois, Washington, Indiana, Nebraska, Idaho, Minnesota, and Ohio.
